Project Approach.

KTS’s approach to a project combines the accurate costing and construction methodologies into a concise plan that guides the design and construction process through to the turnover of the project to our clients. Our main objective is to be the client’s preferred consultant as their General Contractor. Our goal is to provide the client with the most personable attention and project guidance to allow the client to make well informed decisions in the best interest of their project.

A valuable asset to our clients is our management’s extensive field and management experience on complex projects. These projects have rewarded our management with problem solving skills unachievable without this experience. With each new project having it’s own unique conditions, our team applies this experience and knowledge to attempt resolution of problem situations prior to and as they present themselves. The acquired knowledge of construction methods combined with our objectivity results in the client receiving factual recommendations on the selection of building materials and systems to be used in a project. Significant value savings can be added to our client’s bottom line by selecting materials and systems that provide the best cost to a project.

The itemization and detailing of the estimates allows the project team and client to understand all areas of concern and of assumptions made in the preparation of the project cost plan. With the earliest estimates being the most important budgeting documents of a project, we strive to reduce the project risk by working closely with the client and other project consultants to fully and accurately understand the project’s program and scope of work. Our detailed itemization included in this cost plan can effectively communicate the assumptions to the client for their review and use as a guideline to formalizing the design. This process significantly minimizes misunderstandings and the normal tendency for costs to increase as designs develop.

Continual oversight and attention to detail is a huge key to the smoothness of a project and to our relationship with our clients. The proper scheduling and timing of installations along with preparations to meet the requirements of the schedules is a key factor that we strive for in our management of the process. Communications with the subcontractors and our clients is the strongest point in achieving this goal to keep all team members involved and knowledgeable of the requirements and any modifications to those requirements during construction.
